Timber & Damp Surveys North Wales

Kimberley Gulf’s Timber & Damp survey service combines the main features of our separate and more specific timber survey and damp survey services (which tend to be more detailed for a specific area rather than covering a whole property).

This service is intended to provide property buyers and sellers alike with an overall ‘whole house’ survey of the state of the structural timber and any damp issues.

The areas looked at in this survey are:

Timber Condition

Using a hand held meter we assess damp in both the structural timbers and walls to build up a picture of any underlying issues causing damp and/or damage in a property’s timber work.

In addition, we will undertake to check for evidence of “woodworm”, usually caused by the common furniture beetle and wood boring weevil. Usually it is possible for our experts to conclude if these holes are "active" and require treatment using knowledge gained from local conditions in the property.

Damp Problems

Damp can be a major cause of concern for any property owner, and we have many decades of practical experience in damp surveys and evaluating damp problems in all types of buildings. We will undertake a non-destructive evaluation which will be tailored to your property and the different conditions to which it is exposed.

Our experienced surveyors will assess the property for a range of factors which may be the cause of dampness; and will provide an accurate and honest appraisal of any remedial work required.

For example, a wall may have previously suffered from rising damp, but is now “dry”, but the salts present from the previous damp will attract atmospheric moisture and present a false moisture reading. In such a situation many companies will a recommend a chemical damp proof course and re-plastering, however specialist re-plastering may be the only course of action required.  Our surveyors are highly experienced in such situations and will always be happy to discuss your options with you.

Following the survey you will be presented with a written report detailing identified issues along with our recommended remedial actions, an excellent basis with which to assist the buying or selling decision.
