Asbestos Management Survey
If you are a ‘duty holder’; that is if you own a property that is non-domestic, be it commercial, residential, or is any ones place of work; then you must have an asbestos register for that building if it was constructed before the year 2000. This is a non-intrusive inspection that logs any ACMs (Asbestos Containing Materials) that are present so that you can advise staff, occupants, residents, visitors or contactors for their safety.
Asbestos Refurbishment or Demolition Survey
This survey is required before any work begins on a property if it was constructed before the year 2000. It is now illegal to allow a contractor to start work without an asbestos survey having been carried out. A Refurbishment Survey can be targeted to the areas where work is being carried out, this includes ‘minor’ refurbishment and is not always intrusive or damaging to the property. A Demolition Survey, as the name suggests, must be carried out before any demolition work is undertaken, and this type of survey is much more intrusive with the potential for a lot of damage.
Previously the guidance was MDHS 100 which used Survey Types 1, 2 and 3; and it is important to note that the laws relating to the ‘duty holder’ being the person, owner or organisation that has the responsibility for maintenance or repair of the property or premises (whether their own occupied property or if let or tenanted via an agreement or contract) apply not only to non-domestic properties but also to any place of work. If you are planning to employ contractors to carry out refurbishment work, or electrical or plumbing work on your domestic property then it becomes their place of work and the laws apply.
